We Start with a Condition Record

Before we take anything on we inspect it properly and write down what we find. Roof, mechanical, envelope, services, and the state of every unit.

That record is what separates managing a building from reacting to it. Without it, every future problem is an argument about whether it was already there.

Then a Maintenance Plan, Not a Callout List

What does property management actually cover?

Do you manage properties you did not build?

Yes, and most of what we manage was built by someone else. We start with a full inspection so we are working from a documented condition rather than an assumption.

How much does it cost?

It depends on the property, the unit count and how much is involved. We quote after looking at the property rather than from a price list, because a well-kept building and a neglected one are not the same job.
