Building in Midland
What This Market Actually Asks of a Builder
Midland, Penetanguishene and the Townships
We work across the southern Georgian Bay communities, including Midland, Penetanguishene and the surrounding townships. These are towns within Simcoe County, so planning runs on a two-tier process between the local municipality and the County.
Land here is generally more attainable than on the Collingwood side of the bay, which is why we see more ground-up residential work and more small multi-unit that pencils out for owners intending to hold it.
Older Stock, and What Is Actually Behind the Walls
A lot of Midland housing predates modern construction practice. Knob and tube wiring, undersized services, failing foundations and insulation that never met any standard are all normal findings rather than surprises.
We price renovation here on what we expect to find, and we open things up early rather than late. An owner is better served by a realistic number in week one than by a low number that grows every month.
Shoreline, and Owners Who Live Elsewhere
Waterfront and near-water sites are regulated, and work close to the bay, a watercourse or a wetland needs conservation approval alongside the building permit.
A good share of property here is owned by people who do not live in the area. That is most of why our management work exists in Midland: someone has to be able to attend the property at short notice, and it cannot be a six hour round trip.

Common questions
Things Owners Ask Us First
Do you cover Penetanguishene and the surrounding townships?
Yes. We work across southern Georgian Bay, including Midland, Penetanguishene, Tiny and Tay. Tell us the address and we will confirm.
How do you price a renovation on an older house?
We inspect before quoting and we are explicit about what is known and what is not. Where something cannot be seen without opening it up, we say so and carry an allowance rather than pretending to a precision we do not have.
Can you manage a property if I live out of the area?
Yes, and it is a large part of what we do here. You get one point of contact, scheduled maintenance rather than reactive callouts, and someone who can physically attend when something goes wrong.
