How we scope

A Number You Can Actually Plan Against

The Estimate Comes After the Questions

A quote produced without seeing the site is a guess with a decimal point. We look at access, ground conditions, existing services and what the municipality is going to want before putting a number on anything.

That takes longer at the start. It is the reason our numbers move less later.

What a Scope Document Contains

  • What is included, trade by trade, and what is explicitly not
  • Allowances where something genuinely cannot be known yet, stated as allowances
  • The sequence, with the milestones that other things depend on
  • Who is responsible for permits, inspections and consultant coordination

Renovation Is Different from New Build

On a new build most variables are knowable before you start. On a renovation they are not, because the wall has to come off before anyone can say what is behind it.

We price those two differently and we are explicit about which one you have. An owner is better served by a realistic range in week one than by a precise-looking number that grows every month.

The Schedule Is a Commitment, Not a Wish

Most construction problems are sequencing problems. A trade arrives before the work in front of them is finished, waits, leaves, and comes back a fortnight later at everyone else's expense.

We hold the sequence. Trades are booked against real readiness, inspections are arranged ahead of the milestone rather than after it, and when something does slip you hear it from us before you notice it yourself.

Common questions

Things Owners Ask Us First

Are you a general contractor or a construction manager?

Both, depending on how the project is set up. On some jobs we hold the trade contracts and carry the risk. On others we act for the owner, running the trades and the schedule while the owner holds the contracts.

Which suits you depends on the size of the project and how much risk you want to carry. We will tell you which one fits before quoting.

Do you do the excavation yourselves?

Yes. Earthworks, grading and site preparation are handled directly rather than subcontracted and hoped for. It is the least predictable phase of most projects, so we keep it under our own supervision.

How do you handle changes once work has started?

In writing, priced, before the work happens. A change that gets done first and priced later is how budgets come apart.

Some change is unavoidable, particularly in renovation where you cannot see everything until you open it up. We carry allowances for that rather than pretending to a precision we do not have.

Will I be able to tell where the project stands?

Yes. One point of contact, consistent updates and a schedule tracked against what was agreed at planning. If something slips you hear it from us before you notice it yourself.
