Most Multi-Unit Projects Lose Their History at Handover

A builder finishes, hands over a binder, and leaves. A management company arrives months later knowing none of the decisions behind the walls. Every deferred question becomes an invoice, and the owner sits in the middle translating.

We structure multi-unit work so that does not happen. The team that scopes the building is the team that runs it once tenants are in, and the record of how it was built stays with the people responsible for keeping it working.

Decisions Made with the Operating Years in Mind

When the company that builds a rental building is also the company that will maintain it, the cheap specification stops being attractive. We are the ones who will be replacing that fixture, servicing that rooftop unit and answering that tenant call.

That changes the choices made at scope: materials selected for service life, mechanical layouts chosen for access, finishes picked for turnover between tenancies rather than for a sales photo.

Things Owners Ask Us First

How early should we bring you in?

Earlier than most people do. The decisions that move a multi-unit budget the most are made before anything is drawn: what the land will carry, what servicing will cost, what the yield actually is once setbacks and parking are honest.

We will look at a site before you own it and tell you if the numbers do not work. That conversation is cheaper for everyone than finding out at detailed design.

Do we have to use you for management as well?

No. The combination is what makes us useful, but plenty of clients use us for construction and manage the building themselves or with someone else.

If you do want both, the benefit is that decisions get made with the operating years in mind rather than just the build cost.

What size of project do you take on?

Townhome blocks, stacked townhomes and low-rise apartment buildings. We are not set up for high-rise, and we will say so rather than learn on your project.

Can you help with approvals and zoning?

Yes. Coordinating planners, engineers and the municipal process is a large part of what we do on multi-unit work, and the schedule gets built around realistic approval timelines rather than optimistic ones.

Approvals differ substantially between municipalities here, which is why we plan against the specific one rather than a regional average.
